Prepare your property research in Colorado
A Colorado mortgage comparison should begin with the home, intended occupancy and your financial goal. Use the city guides for local property research, and keep your purchase budget or refinance analysis tied to actual taxes, insurance, association costs and the condition of the home. State homeownership resources can help you prepare questions and investigate assistance. They do not establish that a particular property, borrower or lender qualifies. For a refinance, include all existing financing and assistance documents so repayment or other conditions can be reviewed alongside the proposed loan.
Use CHFA education early
Colorado Housing and Finance Authority provides homebuyer education and planning resources and directs borrowers to participating lenders. Use those materials to prepare for the process, then confirm current program terms and participation. This guide does not establish that TMP is a participating CHFA lender or promise approval.
Distinguish assistance options before comparing costs
CHFA describes down-payment assistance in connection with its first-mortgage home-purchase programs. Ask the participating lender which option applies, whether it is a grant or additional financing, and what repayment or occupancy conditions follow it. Compare the complete financing arrangement rather than treating all assistance as interchangeable cash.
Use the research in your loan comparison
Bring the address, unresolved property questions, inspection findings and recurring costs into the discussion. For a purchase, add the price, cash available and contract dates. For a refinance, include current loan statements and any additional financing or assistance. Ask for a comparison that shows costs, new balance and repayment period as well as the monthly payment.
Colorado research and mortgage questions
Can I assume CHFA purchase assistance applies to my refinance?
No. Review the current program information and your existing assistance documents with the appropriate lender or administrator. Ask how the proposed refinance affects repayment, subordination or other conditions rather than assuming purchase assistance transfers automatically.
What if records disagree with the home I toured?
Keep copies and note the specific discrepancy. Ask the responsible office, your agent or closing professional to clarify it, and tell your advisor if it affects the property description, condition or intended use. Do not assume a missing entry or informal explanation resolves it.
