Your local starting points
Start with the property
Use the guides to turn a location into a workable plan
Choose a state below, then open a city guide for specific research routes. State hubs explain housing-agency resources and questions to ask about assistance; city guides identify local offices, records and property issues worth resolving before you depend on a financing timeline. Begin with the exact address and governing jurisdiction. A mailing city, county record and municipal permit office may cover different territory. Save the documents you find, their dates and any unanswered questions. These guides help you prepare for a purchase or refinance; they do not establish a particular home’s condition, permitted use or loan eligibility.
Buying: connect property research to cash and timing
Use the city guide while you review disclosures and inspection findings. Gather the tax estimate, insurance quote, association charges and any documented repair needs, then add your purchase price, available cash and contract dates. Give your advisor unresolved property questions early so the financing discussion uses the same home and intended occupancy you are considering.
Refinancing: include the loans and obligations already attached to the home
Bring current first-mortgage and additional-loan statements, assistance agreements and your reason for refinancing. Identify improvements, changes in occupancy and unresolved work since your existing loan. Ask for a comparison of the new balance, closing costs, repayment period and payment, including how existing assistance or other financing would be handled.
Compare financing with consistent ownership-cost assumptions
The CFPB recommends comparing Loan Estimates and questioning differences in tax and insurance estimates, which lenders do not control. Compare the loan terms, upfront lender costs and credits as well as the payment. Check whether taxes, insurance or assessments must be paid outside escrow; a smaller displayed mortgage payment may leave some ownership costs for you to pay separately.
Using the location guides
What if my city is not listed?
Start with its state hub, then identify the city or county office responsible for the property’s address. The listed city guides are a starting collection, not a complete list of every community the team may serve. Contact TMP with the property location so the team can confirm the appropriate mortgage professional and available next steps.
Does a state or city guide mean TMP has an office there?
No. These are property-research and service-area guides. They do not identify a physical office in each location. Ask the team to confirm who can assist with your property and transaction.
Does a link to assistance mean I qualify or TMP offers that program?
No. Check the current agency guidance, funding and participating-lender requirements. Program terms can change, and a purchase program may have different rules for an existing borrower who refinances. Treat the linked resource as a way to prepare specific questions.
