Prepare your property research in Louisiana

For a Louisiana purchase or refinance, organize the loan comparison around the home’s actual condition, recurring costs and intended occupancy. Obtain property-specific insurance information early enough to include it in the budget, and keep available elevation and improvement records with the financial documents. A statewide average cannot establish the cost of owning a particular home. Louisiana Housing Corporation publishes current purchase-program and education resources. Use those materials to prepare questions for a participating lender. For a refinance, gather existing assistance documents as well as mortgage statements before assuming how a new loan would affect prior obligations.

Use the current program name and reservation rules

LHC’s current homebuyer directory lists HomeStart programs. Its HomeStart Assist page distinguishes current guidance from legacy MRB Assisted loans reserved before September 9, 2026. If you already have a reservation, ask the participating lender which documents govern it rather than mixing new and older program descriptions.

Review the whole arrangement with the lender

LHC links approved education resources and program requirements. Ask about the applicable course, borrower and property eligibility, insurance requirements and conditions attached to assistance. This guide does not establish TMP participation, program availability or approval for a particular borrower.

Use the research in your loan comparison

Bring the address, unresolved property questions, inspection findings and recurring costs into the discussion. For a purchase, add the price, cash available and contract dates. For a refinance, include current loan statements and any additional financing or assistance. Ask for a comparison that shows costs, new balance and repayment period as well as the monthly payment.

    Louisiana research and mortgage questions

Should an existing LHC reservation automatically use the newest program description?

No. LHC identifies legacy guidance for certain earlier reservations. Give the participating lender your reservation details and ask which requirements apply. Compare the actual proposed financing and assistance documents rather than relying on a program name alone.

What if records disagree with the home I toured?

Keep copies and note the specific discrepancy. Ask the responsible office, your agent or closing professional to clarify it, and tell your advisor if it affects the property description, condition or intended use. Do not assume a missing entry or informal explanation resolves it.
