Prepare your property research in Ohio
An Ohio mortgage comparison should reflect the particular home and your reason for borrowing. For a purchase, include cash to close, repairs and ongoing ownership costs. For a refinance, compare the new balance, closing costs and repayment period with every existing loan, including assistance financing. The city guides below help identify property questions that can affect those numbers. The Ohio Housing Finance Agency provides purchase programs through approved lenders and a separate refinance option for a defined group of existing OHFA borrowers. Confirm program eligibility and participation directly; this guide does not establish that TMP offers an OHFA program.
Plan for assistance conditions and education
OHFA’s down-payment assistance page describes a seven-year forgiveness period and repayment if the home is sold within that period. It also explains required homebuyer education and its timing after the loan application. Ask an approved lender for the current requirements and keep the assistance note with the first-mortgage documents.
Check the specific OHFA refinance route
OHFA limits its refinance program to existing OHFA loans with a seven-year assistance second mortgage that it will not otherwise re-subordinate. The page excludes Grants for Grads loans and notes additional requirements. Ask whether your actual loan fits before assuming a standard refinance and this program treat assistance the same way.
Use the research in your loan comparison
Bring the address, unresolved property questions, inspection findings and recurring costs into the discussion. For a purchase, add the price, cash available and contract dates. For a refinance, include current loan statements and any additional financing or assistance. Ask for a comparison that shows costs, new balance and repayment period as well as the monthly payment.
Ohio research and mortgage questions
Does an OHFA purchase loan automatically qualify me for its refinance program?
No. The refinance page defines a narrower eligible group and excludes certain loans. Have an OHFA-approved lender review the existing first mortgage, assistance note and proposed transaction, including the treatment of the assistance balance.
What if records disagree with the home I toured?
Keep copies and note the specific discrepancy. Ask the responsible office, your agent or closing professional to clarify it, and tell your advisor if it affects the property description, condition or intended use. Do not assume a missing entry or informal explanation resolves it.
