Local records, clearer questions
Prepare your property research in New Mexico
A New Mexico financing plan starts with the home, intended occupancy and the reason for borrowing. Compare the full ownership budget for a purchase; for a refinance, identify the balance, costs and repayment period of every existing loan. The city guides below help turn local property records into specific questions before you depend on a closing date. Housing New Mexico offers several purchase programs with different eligibility and financing structures. Its participating lenders determine program fit, and its homebuyer resources include pre-purchase counseling. Confirm participation and current terms directly; this guide does not establish that TMP offers a particular agency program.
Count every mortgage in an assistance package
Housing New Mexico describes FirstDown as a second mortgage paired with FirstHome, and FirstDown Plus as a third mortgage paired with both. Ask for a written breakdown of each balance, payment and repayment condition. Additional assistance should be evaluated as part of the complete financing arrangement.
Check the program before ruling yourself in or out
FirstHome and HomeForward serve different circumstances, including differences in previous homeownership. Income and purchase-price limits also matter. Use the current agency limits and a participating lender’s review rather than assuming a first-time-buyer label is the only eligibility test.
Use the research in your loan comparison
Bring the address, unresolved property questions, inspection findings and recurring costs into the discussion. For a purchase, add the price, cash available and contract dates. For a refinance, include current loan statements and any additional financing or assistance. Ask for a comparison that shows costs, new balance and repayment period as well as the monthly payment.
New Mexico research and mortgage questions
What should I bring if I want to refinance a home bought with assistance?
Bring the first mortgage and every assistance note or lien document. Ask the program administrator and proposed lender whether repayment, permission or subordination is needed. A purchase-program description does not establish that existing assistance can stay in place through a refinance.
What if records disagree with the home I toured?
Keep copies and note the specific discrepancy. Ask the responsible office, your agent or closing professional to clarify it, and tell your advisor if it affects the property description, condition or intended use. Do not assume a missing entry or informal explanation resolves it.
