Prepare your property research in Delaware
A Delaware mortgage comparison should connect the financing to the particular home, intended occupancy and ownership costs. Use the local guides below to prepare property questions, and use Delaware State Housing Authority resources to investigate current homebuyer programs. Program information is a starting point for eligibility review, not a promise of approval. For a purchase, compare cash needed at closing and recurring expenses. For a refinance, include the current balance, remaining term and every additional loan or assistance agreement. Ask the TMP team to explain transaction costs and the proposed repayment period alongside the monthly payment.
Confirm the lender and program together
DSHA offers its mortgage products through participating lenders and provides current program and lender resources. Check the actual program, property and borrower requirements with an authorized participant. This guide does not establish TMP participation or reproduce changing rates and financial limits.
Review what happens to assistance later
DSHA describes assistance options that are second mortgages with deferred repayment tied to specified events, including refinancing or selling. Ask for the agreement that applies to your loan and review repayment, title-transfer and occupancy conditions. No required monthly payment should not be confused with no repayment obligation.
Use the research in your loan comparison
Bring the address, unresolved property questions, inspection findings and recurring costs into the discussion. For a purchase, add the price, cash available and contract dates. For a refinance, include current loan statements and any additional financing or assistance. Ask for a comparison that shows costs, new balance and repayment period as well as the monthly payment.
Delaware research and mortgage questions
Can existing Delaware purchase assistance affect a refinance?
It can. DSHA describes refinance-related repayment events for certain assistance loans. Review your actual agreement and ask the program administrator and proposed lender about the amount owed and any available process before assuming assistance carries forward.
What if records disagree with the home I toured?
Keep copies and note the specific discrepancy. Ask the responsible office, your agent or closing professional to clarify it, and tell your advisor if it affects the property description, condition or intended use. Do not assume a missing entry or informal explanation resolves it.
