Prepare your property research in Indiana
Start an Indiana purchase or refinance comparison with the actual property, intended occupancy and financial goal. Use the city guides for practical records research, and keep taxes, insurance, association costs and maintenance separate from the principal-and-interest payment. A statewide program description cannot establish the full cost of owning a particular home. The Indiana Housing and Community Development Authority publishes homeownership programs and a participating-lender list. Those resources can help you prepare questions about assistance or an existing IHCDA mortgage. Confirm current terms and participation before making a financing decision.
Distinguish purchase programs by purpose
IHCDA lists assistance-based purchase options alongside a rate-only purchase option. Ask the participating lender to explain the current program, borrower and property requirements, repayment obligations and complete costs. This guide does not establish TMP participation or promise access to assistance.
Identify your existing program before asking about Next Step
IHCDA describes Next Step as a one-time refinance opportunity for its First Place and First Step mortgages. If that may apply, bring the original program documents and current loan statements to the discussion. The program listing alone does not establish your eligibility or whether refinancing improves your situation.
Use the research in your loan comparison
Bring the address, unresolved property questions, inspection findings and recurring costs into the discussion. For a purchase, add the price, cash available and contract dates. For a refinance, include current loan statements and any additional financing or assistance. Ask for a comparison that shows costs, new balance and repayment period as well as the monthly payment.
Indiana research and mortgage questions
Does IHCDA’s refinance listing apply to every Indiana mortgage?
No. The agency identifies particular existing IHCDA programs for Next Step. Ask a participating lender to confirm the current requirements and your loan’s program before comparing that option with other refinance possibilities.
What if records disagree with the home I toured?
Keep copies and note the specific discrepancy. Ask the responsible office, your agent or closing professional to clarify it, and tell your advisor if it affects the property description, condition or intended use. Do not assume a missing entry or informal explanation resolves it.
