Prepare your property research in Wisconsin
In Wisconsin, first identify whether you are buying a home, refinancing an existing WHEDA loan or comparing other financing. WHEDA’s conventional and FHA offerings do not have identical transaction rules. A program name alone is not enough to establish which option fits your situation. Use the city guides to organize local property questions, and compare financing with the home’s actual taxes, insurance, association costs and condition. Bring any existing assistance notes into a refinance discussion so additional balances and repayment requirements are included.
Compare the assistance structure, not just cash at closing
WHEDA lists Easy Close as a second mortgage with monthly payments and Capital Access as a separate assistance loan without monthly payments. Capital Access has limited funding and reservation conditions; a listing on the website does not confirm funds remain. Ask an approved WHEDA lender for current availability, repayment terms and the full combined payment. This guide does not establish TMP’s participation.
Check the existing loan before using WHEDA refinance guidance
WHEDA’s conventional refinance option identifies current WHEDA conventional and FHA borrowers as its audience. At least one current borrower must remain on the new mortgage, and program underwriting requirements apply. Ask the participating lender how existing first and second mortgages would be treated; do not assume this option covers any Wisconsin refinance.
Use the research in your loan comparison
Bring the address, unresolved property questions, inspection findings and recurring costs into the discussion. For a purchase, add the price, cash available and contract dates. For a refinance, include current loan statements and any additional financing or assistance. Ask for a comparison that shows costs, new balance and repayment period as well as the monthly payment.
Wisconsin research and mortgage questions
Does WHEDA only offer purchase financing?
No. Its conventional resources include a WHEDA-to-WHEDA refinance option for qualifying existing borrowers. Eligibility and treatment of additional financing need individual review. For other refinance situations, compare the available options with the TMP team without assuming WHEDA eligibility.
What if records disagree with the home I toured?
Keep copies and note the specific discrepancy. Ask the responsible office, your agent or closing professional to clarify it, and tell your advisor if it affects the property description, condition or intended use. Do not assume a missing entry or informal explanation resolves it.
