Your local starting points
Local records, clearer questions
Prepare your property research in Illinois
An Illinois mortgage plan should account for the particular home, its recurring costs and your intended use. Use the city guides to research records that matter to the property, then bring unresolved questions into your purchase or refinance discussion. Statewide program descriptions are a starting point for questions, not an approval decision. For a purchase, compare the cash needed at closing and the ongoing ownership budget. For a refinance, include every existing loan and assistance document so the comparison can address the new balance, repayment period and any obligations connected to replacing the current mortgage.
Use the current IHDA homebuyer resources
The Illinois Housing Development Authority directs homeownership resources to IHDA Mortgage. Its Homebuyer Center links current programs and approved lenders. Confirm the program, lender participation and property requirements directly; this guide does not establish that TMP participates in an IHDA program.
Confirm education before choosing a course
IHDA Mortgage publishes pre-purchase education requirements and provider information. Ask the participating lender which course and documentation apply to your transaction, including any additional education associated with the property or loan. Keep the completion certificate with your application documents.
Use the research in your loan comparison
Bring the address, unresolved property questions, inspection findings and recurring costs into the discussion. For a purchase, add the price, cash available and contract dates. For a refinance, include current loan statements and any additional financing or assistance. Ask for a comparison that shows costs, new balance and repayment period as well as the monthly payment.
Illinois research and mortgage questions
Should I treat all assistance as money that never has to be repaid?
No. Ask for the current program documents and compare the obligations as well as the initial cash benefit. If you already have assistance and want to refinance, have the lender review those documents before assuming how the assistance will be handled.
What if records disagree with the home I toured?
Keep copies and note the specific discrepancy. Ask the responsible office, your agent or closing professional to clarify it, and tell your advisor if it affects the property description, condition or intended use. Do not assume a missing entry or informal explanation resolves it.
