Property research and financing
Start with the address in Houston
A Houston-area home search should begin with the county, parcel record and address-specific insurance questions. A city name in the listing does not tell you which appraisal district to use or what coverage will cost. Whether you are buying a house, reviewing a condominium or refinancing, bring the property record and current cost information into the loan comparison. Keep potential repairs and future rental plans visible so they do not become unexamined assumptions in the payment estimate.
Find the official property record
For a Harris County address, use HCAD’s real-property search and select the relevant tax year. Save the account identifier and property description. If the address is in another county, use that appraisal district. HCAD cautions that its information should not be relied on to establish title or priority of interests.
Compare insurance and repair assumptions early
Ask for insurance quotes on the exact property and discuss relevant flood information with the insurer and lender. Request available documentation for prior repairs, then use the inspection to identify unresolved work. Build a reserve around the costs you may actually face rather than treating a general online payment estimate as complete.
Put the research into your loan comparison
Make a one-page summary of the property, intended occupancy, unresolved document questions and recurring costs. For a purchase, add the price, cash available and contract dates. For a refinance, add the current balance, remaining term and the goal of the change. Ask for a written comparison using the same assumptions so a payment difference is understandable.
Questions to resolve in Houston, Texas
Can I use HCAD’s value as the home’s mortgage appraisal?
No. The county appraisal record helps identify the property and its tax-assessment information. Ask your lender what valuation process the proposed mortgage requires. Keep the purchase price, tax value and lender valuation distinct when discussing the numbers.
Where should a Houston buyer start with assistance research?
TDHCA provides an eligibility starting point, education information and connections to approved loan officers. Confirm the current product terms and assistance repayment conditions. A preliminary eligibility check does not reserve funds or approve a mortgage. These are independent resources; a link does not establish TMP’s participation or your eligibility.
What should I bring if I am refinancing rather than buying?
Bring the current mortgage statement, remaining term, escrow information and documents for any additional financing or assistance. Explain your goal and expected ownership period. Compare keeping your existing loan with the new balance, costs and repayment period of the proposed refinance.
