Prepare your property research in San Antonio

A San Antonio home’s permit history may span more than one system. BuildSA supports current development records, while the city maintains a Legacy Permit Data Portal with a defined historical range. Knowing when the work occurred helps you choose the right search and avoid overlooking a record simply because it is in another database. For a purchase, ask the seller about substantial additions or alterations and gather the related record numbers. For a refinance, bring your own improvement records and explain any unfinished work. Use the findings with a realistic ownership budget and a clear loan goal rather than assuming that a renovated appearance establishes completion or financing eligibility.

Choose the search by the age of the work

The Legacy Portal covers issued building permits from April 2003 through November 2020, plus a limited group from 1998–2003. The city says its contents are subject to record-retention periods and only include permits that reached issuance. For current work, use BuildSA. Ask Development Services about transition-era or missing records instead of treating either system as a complete lifetime history.

Keep search results and completion evidence distinct

The BuildSA Searching Quick Tip Guide explains that general record searches do not require an account and can use address, parcel or record information. Retain the relevant identifiers and ask which inspection or completion documents apply to the work. A permit being issued and a project being finished are different milestones.

Use the research in your loan comparison

Bring the address, unresolved property questions, inspection findings and recurring costs into the discussion. For a purchase, add the price, cash available and contract dates. For a refinance, include current loan statements and any additional financing or assistance. Ask for a comparison that shows costs, new balance and repayment period as well as the monthly payment.

San Antonio research and mortgage questions

Why might older San Antonio work be absent from BuildSA?

The city provides a separate Legacy Permit Data Portal for specified older issued permits. Check that resource using the age and type of work, then ask Development Services about records outside its coverage. An empty search does not resolve whether particular work needed approval or was completed.

What if records disagree with the home I toured?

Keep copies and note the specific discrepancy. Ask the responsible office, your agent or closing professional to clarify it, and tell your advisor if it affects the property description, condition or intended use. Do not assume a missing entry or informal explanation resolves it.
